Balcony Waterproofing: Membrane, Drainage, and Surface Replacement
Compare balcony waterproofing proposals by substrate repair, slope, drains, membrane system, transitions, traffic surface, and inspection requirements.
Balcony waterproofing is a building-envelope and safety project. A coating over a wet or poorly sloped deck does not solve ponding, failed edge details, or structural deterioration. Sika describes balcony membrane systems as waterproofing and traffic coatings for pedestrian use, while its product data limits installation to experienced professionals (Sika Sikalastic-325).
Compare the complete assembly
| Scope layer | Questions to put in the bid | Why it changes the decision |
|---|---|---|
| Structure | Is framing or concrete sound and dry? | Waterproofing cannot restore unsafe structure |
| Slope and drainage | Where does water go, and are drains or scuppers clear? | Ponding shortens service life and risks interiors |
| Substrate prep | Crack repair, patching, leveling, and primer? | Membrane adhesion depends on preparation |
| Membrane | Product, reinforcement, thickness, seams, and edges? | Systems have different use and warranty limits |
| Wearing surface | Broadcast aggregate, tile, pavers, or coating? | Traffic, slip, and future access differ |
An ICC public-comment document describes a widely used design principle for weather-exposed balconies: waterproofing and a slope toward drainage; it also records that code language and adoption vary (ICC 2022 public comment). Treat the cited 2% language as a proposal and historical reference, not a universal current rule. Ask the local building official and installer which adopted code applies.
Membrane choices and limits
Sika’s product page lists a reinforced, liquid-applied polyurethane that is seamless, crack-bridging, UV resistant, and intended for balcony applications, with suitable primer where required. Its documentation also states a pedestrian-traffic use and product-specific storage and application conditions. Compare systems by substrate compatibility, reinforcement, edge detailing, cure weather, slip resistance, and finish rather than by the word “waterproof.”
Ask for drawings or photos of wall-to-floor transitions, door thresholds, guard-post penetrations, edges, drains, and scuppers. Waterproofing often fails at transitions. A quote should state what is removed, how concrete or wood is dried and repaired, how the membrane turns up walls, and how the finished surface meets the door sill.
Ask for the membrane manufacturer’s system detail at each penetration and edge, plus the required cure conditions and recoat window. If tile or pavers will be placed over the membrane, the bid should name the setting and protection layers and explain how future removal will be handled. This avoids comparing a traffic coating with a tile-ready assembly as if they were the same product.
Inspection and access
If the balcony protects occupied space below, request inspection before the membrane is concealed. Florida’s adopted building-code text requires inspection of weather-exposed balcony waterproofing when structural framing is protected by an impervious barrier (Florida Building Code). That is Florida-specific; other jurisdictions have different triggers. Include permits, inspections, temporary protection, furniture removal, and access in the quote.
The coating or membrane price is only one budget line; the condition assessment must establish whether the substrate and drainage also need work. Area, substrate, height, access, edge details, membrane system, drainage repairs, and wearing surface dominate. Get a written assembly specification and separate allowances for structural repair, membrane, drainage, and finish. Do not approve a coating until the contractor explains the drainage path and concealed inspection plan.
