Private Well Inspections: Compare Equipment Checks With Water Testing

A private-well inspection and a drinking-water test answer different questions. Build a quote around pump, pressure, storage, casing, records, sample panel, certified lab, and report limits.

Treat the well as two linked systems: physical equipment and water quality. EPA recommends annual private-well testing for total coliform bacteria, nitrates, total dissolved solids, and pH, with additional contaminants selected for local conditions; it also says to use a certified drinking-water laboratory (EPA private well guidance). A well inspector can examine the casing, cap, pressure tank, pump, controls, storage, visible plumbing, and records, but that visual and operating review does not establish potability.

The exact water panel should follow the property’s risk question. EPA lists reasons to add tests, including changes in taste, odor, color or clarity; flooding or nearby land disturbance; treatment-equipment wear; and suspected local contaminants. A broad “all contaminants” package can be expensive and still fail to answer a specific regulatory or health question. Ask the state drinking-water program or health department which analytes and sample collection process apply to the property.

The laboratory matters more than a colorful mailer. EPA’s certification page says individuals should contact a state-certified drinking-water laboratory, and that EPA cannot test residential water on request (EPA certified laboratories). Confirm that the lab is certified for each requested contaminant, provides the correct bottles and instructions, and will state units and detection limits. Ask whether the sample is collected by the homeowner, a technician, or the lab; collection responsibility changes the quote and the result’s usability.

For a property sale, obtain the jurisdiction’s transfer requirements before sampling. Some programs require a particular chain of custody, chlorine status, sampling point, or form. A general home inspection does not determine water quality, well quantity, or well equipment under ASHI’s standard; treat the well inspection and laboratory report as specialist deliverables. Use water softener installation cost only after a lab result or qualified water specialist identifies a treatment need.

Ask the well inspector to state whether a yield or recovery test is included, how long it runs, what equipment is exercised, and whether the test could affect sediment or disinfection. Request a map or description of the wellhead, visible setbacks, treatment equipment, pressure readings, and areas not accessible. Do not lift heavy covers, enter pits, open electrical controls, or alter treatment equipment yourself. Those tasks can involve electrical, confined-space, contamination, and pressurized-system hazards.

Keep costs separate: equipment inspection, yield test, sample collection, laboratory panel, rush result, required filing, treatment recommendation, and repair. A “well inspection” price that excludes the lab can be appropriate if you choose the panel, but it should say so plainly. Compare two proposals using the same sample and report requirements, then retest or seek public-health advice when results exceed an applicable standard. One clean sample is a result for that sample and date, not a permanent guarantee of the aquifer.
