Choose a radon test by the decision deadline and the confidence you need. A short-term test can provide a quick screen for a real-estate transaction; a long-term test stays in place more than 90 days and is more likely to represent a year-round average. A professional measurement may add placement oversight, protocol documentation, chain of custody, and a transaction-ready report, but it is still a measurement with limits.

The clearest cost comparison is a test-card rather than a single number:

Testing conditions are part of the result. EPA’s measurement protocols distinguish short- and long-term follow-up and say a long-term test is more representative of the annual average; they also describe follow-up testing for mitigation decisions (EPA radon measurement protocols). Ask a professional to state the lowest lived-in level tested, placement room, test duration, device, start and stop times, tamper events, weather or building-condition notes, and laboratory or reader. A result without that context is harder to compare with a later test.

Do not choose a test solely from the EPA zone map. EPA says the map should not determine whether an individual home needs testing and recommends testing regardless of location; EPA identifies 4 pCi/L as the action level and says to consider fixing between 2 and 4 pCi/L (EPA radon zones). Local law, transaction instructions, and state certification rules can add requirements. Obtain the requesting party’s exact protocol before placing a device.

Separate measurement from mitigation. A kit or professional test reports radon for the sampled location and period.
