Do not let a contractor close the area before documenting the substrate. That makes moisture-source correction part of a durable repair. A new PVC or aluminum cover over wet framing is not a complete answer.

Ventilation and material choices

Ask whether the soffit is vented and how the replacement preserves the existing ventilation path. The quote should name solid or vented panels, wood, aluminum, vinyl, or composite, plus the method for supporting corners and transitions. Product compatibility and local roof-venting requirements belong to the contractor and building official; avoid changing vent area based only on appearance.

If fascia supports the gutter, include hanger replacement and confirm that the roof-edge flashing still directs water into the trough. A beautifully painted fascia that leaves a sagging gutter can recreate the damage. Request a hose or rain test when practical, and photos of the drip edge, end caps, and downspout connection.

Rot repair versus cosmetic work

Use a two-stage approval rule: fixed price for accessible trim replacement and a defined unit allowance for concealed framing, with photos before any change order. If the rot reaches structural members, stop and have a qualified contractor assess the connection. Avoid unsafe ladder or roof work; soffit repairs near roof edges often require specialized access.

Ask for separate prices for visible trim replacement and concealed damage discovered after removal, including how any additional work will be authorized. Linear footage alone misses height, corners, gutter removal, vented profiles, substrate damage, and painting. Ask for separate totals for source correction, structural or substrate repair, finish replacement, and coating. Compare the repair plan first, then the material style and finish.
