Structural Engineer Inspections: Site Visit Versus Design Deliverables
Structural engineering fees are easier to compare when the quote says whether it covers observation, diagnosis, calculations, drawings, or permit support. Match the deliverable to the decision before authorizing destructive work.
A structural engineer inspection is not the same product as a general home inspection. A general inspection can flag a crack or deflection and recommend further evaluation; an engineer may investigate cause, assess structural significance, produce calculations, and design a repair. ASHI’s standard says its inspector is not required to provide engineering analysis or an opinion about structural adequacy (ASHI Standard of Practice). Compare an engineer’s proposal by the decision it enables: reassurance, a repair concept, permit drawings, or construction observation.

The ladder is not a universal fee schedule. It is a way to prevent paying for a letter when you need drawings, or paying for design when you only need an independent condition assessment. Ask the engineer to state whether the fee includes a field visit, record review, measurements, calculations, stamped or sealed documents, revisions, permit questions, and follow-up visits. Travel, rush scheduling, laboratory testing, and destructive openings may be separate.
Access and evidence set the scope. Send the engineer the inspection report, dated photos, original plans, addition permits, repair history, drainage information, and any crack-monitoring records. Identify the actual question in one sentence: “Is the stair-step masonry cracking consistent with movement that requires a designed repair?” A vague request such as “certify the house is safe” invites an unclear deliverable. A professional should state what was visible and what remains unknown.
For an exterior wall, foundation, beam, or roof concern, avoid self-directed probing or removal of finishes. ASHI’s general inspection limitations exclude destructive investigation and concealed conditions; it also says the inspector is not required to determine causes or future conditions. An engineer may recommend openings, but the owner should have those performed under a written plan with safe access and restoration responsibility. If water is involved, separate structural observations from moisture-source diagnosis and repair.
The report’s limitations are part of its value. Look for the area inspected, date and weather, load conditions, measurements, photographs, documents reviewed, assumptions, and a clear boundary between observation and opinion. If the conclusion depends on a hidden connection or soil condition, the report should say so. Ask whether another engineer may rely on the letter or whether it is prepared only for the named client; that affects reuse during a sale. Budget the work in stages: initial observation, optional testing or openings, engineering analysis, design, permit coordination, construction, and final observation. Do not combine an engineer’s fee with the contractor’s repair price. A lower engineering quote can be the better choice when the scope is enough for the decision, while a cheap letter can become expensive if a lender or permit office later requires calculations and drawings.
