Thermal Imaging Inspections: What Infrared Images Can and Cannot Show

Thermal imaging is a pattern-finding tool, not a diagnosis by itself. Compare camera use, environmental conditions, corroborating tests, annotated images, and follow-up scope before paying for an infrared inspection.

An infrared camera records surface temperature differences. It does not see through walls or identify a defect without context. The Department of Energy says a thermographic scan can show temperature differences along walls, roofs, windows, and doors, and that images are especially useful with a blower-door test for locating air leakage (DOE Consumer Guide to Home Energy Assessments). Compare a thermal-imaging quote by the question, conditions, and corroborating work.

Ask whether the inspection includes a visual walkthrough, calibrated moisture meter, blower-door test, electrical specialist, roof review, or only camera images. The DOE retrofit guidance describes infrared cameras as showing temperature variations that can indicate air leaks, insulation gaps, or overheating circuits (DOE retrofit techniques), but the camera is part of a diagnostic process. A seller’s “thermal scan” may be a useful screen while still falling short of an engineering, electrical, moisture, or mold evaluation.

Conditions can make or break the result. Request the required indoor-outdoor temperature difference, HVAC operation, sunlight limits, wind, occupancy, and preparation. Ask how reflective or shiny surfaces, furniture, curtains, wall coverings, and inaccessible areas will be handled. A report should record date, weather, camera model or calibration practice, emissivity assumptions where material, and the location of each image. Without conditions, an image is a snapshot that is difficult to reproduce.

The report should pair each notable image with a plain-language observation, possible explanation, confidence or limitation, and next test. “Cold spot” is an observation. “Missing insulation” is a hypothesis that may require an opening or other evidence. “Active leak” requires moisture and building-envelope investigation. Do not authorize destructive work from a single color pattern. Use water-leak-detection-cost when the actual decision is locating plumbing water rather than scanning temperature.

Safety also sets the boundary. Do not open energized panels or remove wall finishes for a camera operator. If an image suggests overheating, have a qualified electrician evaluate it. If a pattern suggests combustion or ventilation trouble, use an appropriate HVAC professional. If a pattern suggests mold, follow the moisture and environmental testing decision instead of treating infrared color as a laboratory result.

Send two providers the same images, complaint history, property size, roof and HVAC details, and desired output. Compare camera-only, camera-plus-blower-door, camera-plus-moisture, report, travel, and follow-up lines. The useful deliverable is a documented, annotated set of observations that narrows the next decision. It is not a promise to reveal every hidden defect or predict energy savings.
