Measure scope honestly
Square footage alone hides window returns, corners, parapets, chimneys, and different joint widths. Have the mason state approximate wall area, linear joint area if used, joint depth, and percentage of brick replacement. Ask how the contractor will handle painted or sealed masonry; NPS warns that impermeable coatings can trap moisture and accelerate decay. Cleaning, paint removal, and brick replacement should be separate lines.
Access can include scaffold erection, ties, sidewalk protection, lift rental, and staged work by elevation. Do not accept a per-square-foot number that excludes access. For a small wall near grade, a unit price may be useful; for a multistory façade, compare complete elevations and mobilization.
Ask how the mason will protect windows, landscaping, roof surfaces, and pedestrians during joint removal. Require a test panel that shows joint depth, profile, color, and cleanup before the full wall begins. If the property is listed or in a historic district, include review time and any approval documents as explicit schedule and quote lines.
Avoid cosmetic shortcuts
Mortar smeared over brick faces, mismatched tooling, or a hard patch may look acceptable until weather exposes the defect. NPS advises matching joint width and tooling and keeping mortar off the brick face. Request before-and-after photos, curing protection, and a warranty that states whether color variation, movement, and water entry are excluded.
