Lawn aeration and overseeding: service scope and timing
Decide when an aeration-and-overseeding service is appropriate and check that the proposal includes the preparation and care that make seed useful.
An aeration-and-overseeding quote is valuable when compacted soil and thin cool-season turf are the actual problems. It is a poor match for saturated soil, severe grading, or a warm-season lawn that should not be overseeded in the same way. University of Maryland Extension says core aerators remove plugs, typically 2–4 inches deep and ½–¾ inch wide, and recommends aerating during active growth; frequency depends on traffic and compaction (Maintaining an Established Lawn). Maryland’s diagnostic guidance links algae, moss, and persistent wetness with poorly drained or compacted areas and recommends considering regrading or lawn alternatives where turf cannot thrive (Lawn Problems Not Caused by Pests or Diseases).
Check the diagnosis first
Walk the lawn after rain. Persistent pooling, algae, or bare areas can indicate drainage or soil problems that aeration alone will not solve. Maryland specifically says aeration cannot solve soil saturation and suggests alternatives where turf cannot tolerate the wet conditions (Maintaining an Established Lawn). Ask the provider to identify the observed problem, the turf type, and why overseeding fits the site.

Maryland recommends mowing to about 2–2½ inches, roughening the surface, using a core aerator or slit seeder where appropriate, and sowing in two directions for more even coverage. It also says its overseeding process is for cool-season lawns and that warm-season turf is not overseeded by that process (Maintaining an Established Lawn). Ask the contractor to state where local climate and species advice differs.
Understand timing and aftercare
Aeration works best when soil moisture lets the tines penetrate without smearing wet soil. Maryland recommends active growth and says autumn before seeding is ideal for regularly trafficked areas; otherwise, two- to three-year intervals may suffice. Those are planning references, not a service warranty. Put the actual planting date, weather contingency, and watering duties into the proposal.
Overseeding is not a one-visit cosmetic treatment. The seed must contact soil, receive adequate moisture, and compete with fewer weeds. If the quote includes herbicide, require the product label and any reseeding waiting period; the installer should explain the sequence. A proposal promising “thicker grass” without identifying seed, rate, and care gives you nothing to measure.
For the next step, mark compacted or thin zones on a sketch and request an itemized quote for those areas. Ask for a separate price for dethatching or grading if the diagnosis finds a different problem. This keeps a focused seasonal service from turning into an automatic package of treatments.
