Asphalt driveway sealing: preparation and coating scope

Compare driveway-sealing quotes by cleaning, crack preparation, coating product, application limits, cure time, and edge work.

Driveway sealing is a surface-maintenance service. It can make a sound asphalt surface more uniform and help protect it from weather, but it does not rebuild a failed base or stop settlement. The quote should therefore begin with a condition assessment and separate crack or pothole repairs from the coating. QUIKRETE’s own guidance distinguishes fine hairline cracks, cracks roughly ¼–½ inch wide, and holes or cracks greater than 1 inch, with different products and preparation for each (QUIKRETE asphalt repair FAQ).

Scope the preparation

Ask whether the provider will sweep, wash, degrease, edge, and remove vegetation before coating. Require the proposal to identify oil spots, loose aggregate, failing prior sealer, and repairs that must be completed first. “Clean and seal” can mean a quick blow-off; it does not establish whether the surface is dry or whether cracks are prepared.

Line item Questions for the provider
Surface cleaning Is washing, degreasing, and drying included?
Crack treatment Which widths are filled, with what material, and at what extra charge?
Potholes Repaired before sealer, or excluded?
Coating Product name, number of coats, and application limits?
Edges Hand-cut edges, curb lines, and garage threshold included?
Cure How long before foot or vehicle traffic, and what weather cancels work?

QUIKRETE says Blacktop Patch is for confined potholes or cracks greater than 1 inch and should not be used to resurface a driveway. It lists acrylic repair materials for cracks around ¼–½ inch and says hairline cracks may be addressed with driveway sealer (QUIKRETE asphalt repair FAQ). The manufacturer’s product guidance is not a diagnosis of your driveway, so a contractor should document cracks that exceed the coating’s intended scope.

Drainage is part of that condition review. UMN Extension notes that altered or impervious surfaces increase runoff and recommends identifying the downhill route and protecting drainage systems from sediment (Minimizing runoff from shoreland property). Ask whether the sealing crew will control wash water and whether an edge or downspout problem belongs in a separate drainage quote.

Compare material and coverage claims

Ask for the sealer manufacturer, product data sheet, estimated coverage, and the surface condition assumptions behind the quantity. A “two-coat system” is meaningful only when the product and coverage are named. Require a written statement about whether coating over old sealer is allowed and whether the provider will return for missed edges or peeling caused by incompatible layers. Avoid comparing a price for one thin coat with one for crack filling and two coats.

Weather and access affect scheduling. The driveway must remain clear of vehicles, toys, irrigation spray, and leaves. Ask who moves or protects gates, signs, and adjacent concrete. If the driveway drains toward the street, confirm that runoff or wash water will not carry sediment into a storm drain; local environmental rules can add conditions.

Use the driveway replacement article when the assessment finds base failure, extensive cracking, or settlement; sealing is not a substitute for reconstruction. For the next step, sketch the driveway, mark crack widths and potholes, and send the same photos to bidders. Accept a sealing quote only when preparation, repair exclusions, product, coverage, edge detail, and cure restrictions are explicit.
