Shower Waterproofing Repair: Surface Repairs Versus Rebuilding

A shower leak quote guide that separates caulk and grout maintenance from membrane, pan, penetration, and tile removal work.

By How we research prices

A new bead of caulk is a maintenance repair; it is not proof that a tiled shower is waterproof. Schluter states that tile itself is not inherently waterproof and must be installed with a waterproofing system that manages moisture (Schluter shower systems). Its repair guidance says a punctured KERDI membrane can be patched only when the patch achieves a 2-inch overlap in all directions, with limited small-puncture exceptions (KERDI hole repair). These details matter because a surface-only quote cannot correct a failed pan, unsealed penetration, or saturated backing.

The sources reviewed here do not establish a national repair range; the assembly and the area that must be opened are required inputs. Ask for a diagnosis and a repair boundary, then compare quotes by the amount of tile, backer, membrane, pan, plumbing access, testing, and finish restoration included.

Three repair levels

Level Appropriate when Quote should identify
Maintenance Failed caulk, localized grout deterioration, or loose trim with no leak evidence Removal, cleaning, compatible sealant/grout, cure time, and warranty
Localized opening A confirmed penetration, small membrane puncture, or limited tile/backer failure Tiles removed, membrane patch overlap, replacement tile, sealing of penetrations, and water test
Rebuild Failed pan, widespread wet backing, recurring leaks, or unknown waterproofing Demolition, disposal, framing/backer, membrane system, pan and drain, flood test, tile, grout, and fixtures

The table is a scope framework, not a diagnosis. A contractor should explain how the leak was observed and what inspection supports the chosen level. Staining on an adjacent wall can be caused by plumbing, condensation, or an assembly failure; the visible spot alone does not establish the repair.

The membrane and penetrations are the critical details

Schluter’s system materials call for seams, floor-to-wall connections, fastener penetrations, and pipe or mixing-valve penetrations to be treated with specified components. A repair quote should name the existing system if known and state how it will reconnect to the remaining waterproofing. A membrane patch that does not meet the system overlap or compatible-mortar requirements may leave the weak point in place.

For curbless showers, Schluter KERDI-SHOWER-FRS installation instructions recommend waterproofing beyond the shower area and a water test before tile; the instructions specify waiting at least 24 hours after membrane installation so seams and connections can set. Ask whether the proposal includes a documented test before the wall is closed. If the contractor declines to describe the test, the quote is missing a meaningful quality checkpoint.

Rebuilding changes the comparison

When a rebuild is proposed, separate demolition from reconstruction. Confirm whether the price includes removal of tile and backer, disposal, protection of the bathroom, inspection for framing damage, new pan or drain, waterproofing, flood testing, tile layout, grout, flexible corner joints, trim, and fixture reconnection. A “shower retile” price can exclude the waterproofing that caused the problem in the first place.

Do not approve a finish-only repair if the leak continues or the backing is damaged. Stop the scope and ask for a qualified inspection when there is evidence of hidden moisture. The bathroom remodel cost guide provides published context for separating a shower waterproofing line from broader fixture and layout changes, but it does not replace an on-site diagnosis.

Your next action is to photograph the leak path, list when it appears, and request two written scopes: one for a documented localized repair and one for a full rebuild if opening the assembly confirms failure. Require the contractor to state the waterproofing system, penetration treatment, test method, tile replacement allowance, and warranty. That is how you compare a real repair with a cosmetic patch.
