Deck staining: preparation, coating, and maintenance frequency

The largest difference between deck-staining quotes is usually preparation. A coat applied over dirt, mildew, peeling finish, or damp boards can fail early, while a thorough clean, repair, and dry-down takes time. Behr’s preparation instructions call for sweeping, wetting, applying cleaner, scrubbing with the grain, rinsing, and allowing the deck to dry completely before coating; its example says drying may take about 24 hours (Behr deck preparation). Use that sequence to make bids comparable.

Define the surface condition

Count deck boards, stairs, railings, fascia, and vertical posts. Mark peeling finish, splinters, algae, failed fasteners, and soft or discolored wood. Ask whether the provider will sand, strip, brighten, or replace boards, and whether those tasks are priced separately. “Prep included” is not enough; the proposal should say what happens to existing stain and how much spot repair is allowed.

Behr says its cleaner targets mold and mildew stains and that the surface should be completely dry before applying stain or finish (Behr deck preparation). This does not establish a universal moisture reading or cure time, so ask the contractor to follow the chosen product’s technical sheet and state the weather conditions that postpone work.

For application, Behr directs the user to work along the grain on a few boards at a time and gives a one- to two-hour example before a second coat (Behr how to apply stain). The product label and weather on the job control the actual interval; the quote should identify both.

Separate wood safety from cosmetics

Stain cannot restore a rotten joist, loose railing, or board that flexes under load. Ask the provider to flag structural concerns and quote them separately before coating. Protect siding, plants, concrete, and neighboring property from cleaner and coating. Ask who moves furniture and grills, covers surfaces, and handles wash water. Require the finish to name whether horizontal boards, vertical railings, stair risers, and undersides are included. A lower price for “deck only” may omit the stairs that receive the most traffic.

Budget future maintenance honestly

Maintenance frequency depends on exposure, wood species, coating, foot traffic, moisture, and cleaning. Do not accept a universal promise that a coating lasts a fixed number of years without a product-specific warranty and maintenance conditions. Ask for the next inspection trigger—visible wear, water absorption, or peeling—and whether future cleaning is offered as a separate service.

Before requesting bids, give providers square footage, photos, age of the finish, and any product name you know. Have each return the same preparation and coating table, including repairs and dry time. Choose the proposal that makes the surface condition and responsibility visible, because the coating’s cost is inseparable from the wood it must adhere to.
