Home Energy Audits: Compare Assessment, Testing, and Recommended Work

A home energy audit can be a walk-through, diagnostic assessment, or detailed test package. Compare blower-door measurement, infrared work, combustion safety, report depth, and upgrade planning before accepting a price.

The right energy-audit quote depends on whether you need a list of ideas or measured evidence for a retrofit. The Department of Energy says a home energy assessment may combine a walkthrough with a blower-door test, infrared camera scan, heating and cooling review, ventilation checks, and a written report (DOE Consumer Guide to Home Energy Assessments). A low-cost walkthrough and a diagnostic assessment can both be valid when they answer different questions.

DOE explains that a calibrated blower door uses a fan and manometer to measure air flow, while an infrared scan shows temperature differences that can help locate leakage when conditions support interpretation. DOE’s retrofit best-practices material likewise describes blower doors and infrared cameras as diagnostic tools used to identify leakage and insulation or overheating patterns (DOE retrofit techniques). Ask whether the fee includes calibrated equipment, baseline readings, weather and indoor conditions, air-sealing safety checks, duct testing, combustion-safety work, and a written report. A camera-only visit can show patterns without measuring whole-home leakage.

Safety changes the sequence. DOE’s guide says assessors may inspect heating and cooling systems, test for natural-gas leaks, and check ventilation. Ask whether combustion-safety testing is included and who performs it. Do not close vents, adjust fuel equipment, or seal combustion openings yourself. If the assessor finds a safety problem, the report should prioritize correcting it before air-sealing work.

The report should connect measurements to action: test conditions, air-leakage metric, thermographic images with locations, insulation observations, equipment notes, health or ventilation limits, and a prioritized list of measures. DOE says the assessment report should provide findings and ideas for improvements, leaving the owner to decide which upgrades to make. It does not promise a specific utility-bill reduction. Ask whether modeling, rebate paperwork, contractor specifications, and return testing are separate.

Send each assessor the same utility bills if available, floor area, construction age, additions, fuel types, comfort complaints, moisture history, and retrofit deadline. Ask for travel, diagnostic, modeling, report, and verification lines separately. The equipment list is less useful than the measured outputs; compare the report contents and metrics side by side.

Keep upgrade construction separate from assessment. Air sealing, insulation, duct repair, HVAC replacement, window work, and ventilation can require different contractors and permits. A thermal image may identify a cold area, but it does not by itself establish a roof leak, mold condition, or structural defect. Use attic-insulation-cost after the assessment defines insulation levels and access.

Two quotes are enough to expose scope differences if both receive identical information. Choose the package that answers your decision, documents test conditions, states limitations, and gives a sequenced plan. The audit is evidence for selecting work; it is not a performance guarantee or a substitute for qualified trade design.
