Knob-and-tube wiring replacement: access and restoration budgeting
A scope-first guide to knob-and-tube replacement, with attic and wall access, insulation conflicts, circuits, permits, and restoration questions.
Knob-and-tube replacement is priced by how much of the system must be reached and rebuilt. A useful proposal maps circuits and access before promising a total. Ask whether the work includes attic and wall openings, insulation handling, new boxes and grounding, panel connections, permits, testing, and drywall or plaster restoration.

Scope questions that change the budget
Survey: Does the electrician trace every circuit, identify open splices, and distinguish abandoned wiring from energized wiring? Ask for a circuit map before demolition.
Access: Can the crew work from an unfinished attic or basement, or must they open plaster walls and ceilings? Ask who moves furniture and who protects historic trim.
System replacement: Will the project replace only branch circuits, or also boxes, receptacles, switches, grounding electrode conductors, service equipment, and the panel? “Rewire the house” must be translated into a room-by-room list.
Insulation and air sealing: If insulation is present around old conductors, ask who evaluates the condition and who restores the thermal and air barrier after new cable is installed. DOE’s job guidance supports sealing penetrations with materials appropriate to hole size and assembly; the exact repair belongs in the construction plan.
Closeout: Include permits, inspection, circuit labels, device testing, smoke or carbon-monoxide alarm coordination where required, patching, texture, and paint. Electrical and finish trades should have clear handoffs.
Do not accept a proposal that leaves energized knob-and-tube hidden in a wall without saying so. Partial rewiring can be valid when designed and documented, but the remaining system and any insurance or sale implications should be disclosed to the homeowner for local review. A qualified electrician should determine the replacement sequence and safe boundaries.
For a detached structure, compare the trench and feeder implications with running electricity to a detached garage. The same access questions apply, but the route and service equipment are different.
Ask the electrician to mark circuits that must remain energized during phased work and to explain temporary power and scheduling. A room-by-room project can leave ceilings open while another trade works, so agree on the point at which each circuit is tested and closed. Include protection for historic plaster, wood trim, built-ins, and insulation that must be removed and replaced.
Before comparing totals, request a list of rooms and circuits included, circuits intentionally left in place, and the finish standard for each opening. If a property sale or insurance review is driving the work, ask the relevant local professional what documentation it needs; an electrical proposal alone does not decide underwriting or disclosure requirements.
