Sprinkler system installation: zones, water supply, and controls

Evaluate a sprinkler installation proposal by checking water supply, hydrozones, coverage, controls, trench restoration, and future service access.

A complete sprinkler proposal is a small site design, not a list of heads. The provider should show the water source, flow and pressure assumptions, valve zones, head locations, controller, backflow or code items, and the finished grade after trenching. EPA WaterSense says an irrigation professional can design, install, maintain, or audit a system and recommends using certified professionals for those scopes (WaterSense professional certification).

Start with the water budget

Ask the installer to record the measured static and working pressure, available flow, meter size, and whether the system uses municipal water, a well, or another source. Those inputs determine how many heads can operate together. A quote that says “eight zones” without showing the hydraulic assumptions cannot tell you whether coverage will be uniform.

Separate plant types into hydrozones. Turf, sunny beds, shade plants, and drip-served areas have different watering needs. EPA’s controller technical sheet says soil-moisture sensors should be placed in the root zone and, on large landscapes, separate sensors should serve separate zones (WaterSense Irrigation Controllers technical sheet). This is a design prompt: ask why each zone exists and what future planting changes would require.

EPA advises checking for overspray, monitoring wet or dry areas after installation, and reprogramming a controller after the landscape establishes. Its guidance also says a smart controller cannot compensate for malfunctioning sprinklers (Sprinkler Spruce-Up). Include a commissioning visit or written handoff that demonstrates each zone and records the final schedule.

Treat restoration and service as real costs

Trenching through lawn, beds, roots, walks, or driveways creates separate restoration obligations. Ask whether the proposal includes sod replacement, topsoil, seed, mulch, concrete cutting, or only rough backfill. Ask where valve boxes and the controller will remain accessible. A neatly buried system that cannot be serviced without digging is a false economy.

Also ask for labeling and handoff. Each valve box should be identified on the plan, each zone should be demonstrated, and the owner should receive controller settings and shutoff information. The next step is to request a scaled plan with a legend and one page of assumptions. Have the installer mark the water source, zones, controller, shutoff, and sleeves. Compare plans first, then compare totals. Keep product substitutions subject to written approval because a lower-priced head or controller may change coverage, pressure, or warranty. Do not authorize work until the provider confirms the local utility-marking and permit process.
